Terms of Use
Last updated: July 2026
This website is operated by UrbanShore ("UrbanShore", "we", "our", "us"). By accessing or using this website you agree to these Terms of Use. If you do not agree, please do not use the website.
1. About our services
UrbanShore provides property management and short-term rental management services across Brisbane, the Gold Coast and the Sunshine Coast. This website describes those services and lets you contact us, request appraisals and read our resources. Engaging us to manage a property is governed by a separate written agreement — these terms cover use of the website only.
2. General information only — no advice
The content on this website — including rental market commentary, appraisal guidance, regulatory summaries, checklists, worked examples and articles in our Resources section — is general information only. It is not financial, legal, tax or investment advice, and it does not take your objectives, financial situation or needs into account.
Laws, council rules and market conditions change. While we take care to keep content accurate and current, you should confirm current requirements with the relevant authority (for example, the Residential Tenancies Authority or your local council) and obtain independent professional advice before making decisions about your property.
3. No guarantee of outcomes
Any references on this website to rental performance, occupancy rates, returns or uplifts — including illustrative examples and case-study style figures — describe market observations or hypothetical scenarios, not promises. Actual outcomes for any property depend on its location, condition, presentation, the market, and factors outside anyone's control. Nothing on this website is an offer capable of acceptance or a guarantee of results.
4. Enquiry forms and communications
When you submit an enquiry or appraisal form, you ask us to contact you about your property, and you consent to us doing so by phone, email or SMS using the details you provide. Details of how we handle the information you submit are set out in our Privacy Policy. Please only submit information that is accurate and that you are entitled to provide.
5. Intellectual property
Unless otherwise indicated, we own or licence the content on this website, including text, articles, images, graphics, logos and the UrbanShore name and branding. You may view, download and print content for your personal, non-commercial use with attribution. You must not otherwise reproduce, modify, distribute or commercially exploit any content without our prior written permission.
6. Acceptable use
When using this website you must not:
- use it in any way that is unlawful, misleading or harmful, or that infringes anyone's rights;
- submit false, deceptive or malicious content through our forms;
- attempt to gain unauthorised access to the website, its servers or connected systems, or interfere with its operation;
- use automated tools to scrape, harvest or reproduce substantial parts of the website's content.
7. Third-party links and services
This website may link to third-party websites and services we do not control. Links are provided for convenience; they are not an endorsement, and we are not responsible for the content, accuracy or privacy practices of third-party sites.
8. Liability
Nothing in these terms excludes, restricts or modifies any consumer guarantee or other right you have under the Australian Consumer Law or other legislation that cannot lawfully be excluded. Subject to that, and to the maximum extent permitted by law:
- the website and its content are provided "as is" and "as available" without warranties of any kind;
- we are not liable for loss or damage (including indirect or consequential loss, or loss of profits, income or data) arising from your use of, or reliance on, this website or its content; and
- where liability cannot be excluded but can be limited, our liability is limited to resupplying the relevant service or paying the cost of resupply.
9. Website availability
We aim to keep the website available and up to date but do not guarantee uninterrupted or error-free access. We may change, suspend or remove any part of the website at any time without notice.
10. Changes to these terms
We may update these Terms of Use from time to time. The current version will always be published on this page with its last-updated date, and your continued use of the website after changes are published constitutes acceptance of the updated terms.
11. Severability
If any provision of these terms is found to be invalid or unenforceable, it will be severed and the remaining provisions will continue in full force.
12. Governing law
These terms are governed by the laws of Queensland, Australia, and you submit to the non-exclusive jurisdiction of the courts of Queensland.
